再举个例子,你就知道工薪阶层想在北京买房有多难了。现在,北京比较贵的区域,房价在每平方米10万元左右,最贵的达到15万元左右。比较偏远的北五环也要每平方米5万元左右。2016年北京居民的平均月薪是9000元左右。这也就是说,一个中等收入的北京人,如果想在北京比较偏远的北五环买一个60平米的一居室,不吃不喝,没有任何生活花销,也要花上30年时间。

Jīntiān wǒmen lái shuō shuō fángjià. Fángjià, jiùshì fángzi de jiàgé. Zhōngguó hěn dà, měi gè dìfāng de fángjià chābié yě hěn dà. Zhōngguó fángjià zuì guì de dìfāng, jiùshì běijīng, shànghǎi, guǎngzhōu, shēnzhèn zhèxiē dà chéngshì. Wǒ zài běijīng zhùle hěnduō nián, duì běijīng de fángjià yǒu hěn shēn de gǎnshòu. English: Beijing housing’s price (Part 1)
Today we’re going to discuss 房价, the price of housing. 房价 is just the shortened form of the price (价格) of a house (房子). China is very large, and the variation in housing prices around the country is also big. The most expensive places to buy a house in China are large cities like Beijing, Shanghai, Guangzhou, and Shenzhen. I’ve lived in Beijing for many years, and I feel very strongly about the cost of housing there. So today, we’re going to talk about the cost of housing in Beijing.
Housing costs in Beijing are constantly rising. Especially since the years prior to the 2008 Beijing Olympics, housing costs in Beijing have been increasing like crazy. For example, in 2003 the average price per square meter in Beijing’s Haidian district was 4,200 RMB. Three years later, in 2006, the average price had risen to 8,000 RMB per square meter – double the price just three years later. Ten years later, in 2016, the price had risen to 63,100 RMB per square meter, eight times higher than 2006 prices, and 15 times higher than 2003 prices. Other districts of Beijing have experienced similar increases.
Another example is the difficulty salaried workers (the middle class) have in buying houses. Currently, in some of Beijing’s most expensive areas, the price per square meter is around 100,000 RMB, and the most expensive areas reach around 150,000 RMB per square meter. Even the relatively remote Fifth Ring Road is around 50,000 per square meter. In 2016, the average monthly income of a Beijing resident was about 9,000 RMB per month. In other words, a Beijinger earning a medium income that wants to buy a 60 square-meter house well outside of Beijing’s city will have to spend 30 years of their income, and that’s without, eating, drinking, or expenses of any kind.
Why did Beijing’s housing prices rise so violently? The economy’s rapid development is one reason. Another reason is speculation on real estate. Speculation refers to the behavior of people who invest in real estate, buy houses, and then sell them, pocketing the difference. Of course these speculators are wealthy people. Speculation pushes the cost of housing higher and higher, making ordinary people less and less able to buy houses. There’s a lot to talk about in regards to housing cost, and in the next program I’ll continue to introduce everyone to more issues.
